Caerphilly county borough is where our Heol Fawr scheme stands. We took that site in Nelson from start to finish as private new-build homes, the same way we approach every plot: our own team on the ground, one company responsible for the result.

Plots between the Taff and the Rhymney: what shapes a Caerphilly scheme
Nelson shows how varied the ground is in this county borough. The village sits in a natural basin close to where the Taff and Taff Bargoed valleys meet, flatter than much of the land around it, and it grew up around the Llancaiach Colliery. A few miles away in Bargoed, New Tredegar or Abertridwr, plots sit on steep valley sides where access and retaining structures can drive the cost as much as the houses do.
Caerphilly county borough is part of the South Wales Coalfield. Before a layout is fixed, it pays to check whether the land falls within a Development High Risk Area, because that brings a Coal Mining Risk Assessment into the planning application and can mean drilling to look for shallow workings. Our team builds foundations and reinforced concrete for exactly this kind of ground, so the findings feed straight into a design we can price.
Drainage decisions come early. Caerphilly County Borough Council acts as the SuDS Approval Body, and since January 2019 most new developments in Wales have needed its approval for sustainable drainage before construction begins. New sewers that will connect to the public network also need a Section 104 adoption agreement with Dŵr Cymru Welsh Water. On a sloping plot, the outfall route and the space needed to hold back surface water can decide how the homes are arranged, so we look at both before drawings are finished.
On planning, the council is preparing a 2nd Replacement Local Development Plan to run to 2035. For a landowner in Ystrad Mynach, Blackwood or Caerphilly itself, that is a good reason to talk early. We can look at the land, the levels and the likely drainage route, and give you a straight view of what it would take to turn it into homes.
